These rules and conditions apply to all services provided by “Villa Pohman,” directly or indirectly through the Internet, email, or telephone. By accessing, browsing, or using our website (pohmani.com) and/or making a reservation, you declare that you have read, understood, and agreed to the terms and conditions of “Villa Pohman.”
Categorization and Descriptions of Properties
The offered accommodation and other facilities are described according to the official and legal categorization of the Republic of Croatia valid at the time of issuing the decision according to the data from “Villa Pohman.” “Villa Pohman” does not take responsibility for any verbal or written information that is not in accordance with the description of services and facilities in the published programs, received from third parties. “Villa Pohman” is also not responsible for incorrect data provided by business partners.
Accommodation Reservation
- By reserving accommodation, the guest enters into a direct, legally binding contractual relationship with “Villa Pohman.”
- To confirm the reservation, payment must be made to the bank account.
- Reservations can be made in several ways:
- Via the Internet (email – vilazivolicistra@yahoo.com, partner booking portals, website, social media)
- By contacting phone numbers: +385 99 506 6559 i +385 95 334 4422.

Price of Services
- The valid service price is stated in the offer received via email/phone, website, or one of the online booking systems (or partner portals). In case of any changes or deviations from the reserved services, regular prices will be charged.
- Refunds are not possible for services not used.
- Prices in Euros are for information purposes only and are subject to change based on exchange rate differences.
- We reserve the right to refuse, cancel, or modify a reservation in case of misuse of the reservation system or an obvious error made by the user.
- Prices include the cost of electricity, parking, bed linen, towels, and final cleaning of the accommodation unit.
- Internet access at “Villa Pohman” is free for all guests.
- “Villa Pohman” is not responsible for possible technical difficulties from the service provider (e.g., Internet, electricity, water, etc.).
Parking
Private parking is provided for three cars or motorcycles. The parking area is under video surveillance.
Pets
Staying with pets at “Villa Pohman” is not allowed, or upon request if you have small pets. Guests are required to indicate at the time of booking whether they plan to have pets in the accommodation and specify the type of pet. After receiving the booking request, Pohmani.com will decide whether to approve the stay of the pet in the accommodation and will inform the guest accordingly. Pets are not allowed in the accommodation without the explicit consent of Pohmani.com. If the guest is permitted to keep a pet in the accommodation, they must pay Pohmani.com an additional fee of 50.00 euros per pet per week for final cleaning at the time of booking.
Guests are required to clean any dirt caused by the pet during their stay in the accommodation. Pets are not allowed on the furniture or in the bedrooms. In case of any violation, additional cleaning costs will be charged depending on the cleaning effort. Guests must ensure that pets are clean and vaccinated. The guest is solely responsible for the stay of their pets in the accommodation. Pets are not allowed in the immediate vicinity or in the pool. In case of violation of this provision, in terms of bringing pets into the accommodation without prior consent from Pohmani.com, keeping pets on the furniture, etc., Pohmani.com reserves the right to terminate the rental agreement with immediate effect.
In that case, the guest and all persons staying in the accommodation must vacate it immediately, within 2 (two) hours, without the right to a refund of the paid amount for the use of the rented accommodation.
Arrival/Departure
- On the day of arrival, Villa Pohman is available to guests from 3PM to 11PM.
- Guest check-in time is from 3PM to 12AM. For check-ins after 12AM, prior arrangement with the staff of “Villa Pohman” is required.
- Check-out from “Villa Pohman” is no later than 10AM.
- Late check-out, i.e., after 10AM, is possible only with prior verbal approval from the staff. Availability and possibility should be checked with the staff of “Villa Pohman.” For late check-out, additional costs may apply, amounting to 50% of the full overnight price.
Personal Identification
Guests are required to possess valid personal documents upon arrival. If a guest cancels their trip due to invalid personal documents and causes “Villa Pohman” additional damage, the guest must compensate for the damage. If travel documents are lost or stolen during the trip, the guest bears the cost of issuing new documents.
Payment
Depending on the type of reservation, there are several types of payments:
- Prepayment (immediately upon reservation) by bank transfer.
- 100% payment upon reservation, with the remaining amount due one week before arrival.
Cancellation Policy at “Villa Pohman”
- In the case of cancellation up to 60 days before arrival, accommodation costs will not be charged, unless otherwise stated in the cancellation policy at the time of booking.
- In the case of cancellation within 60 days before arrival or in the event of a no-show, 100% of the total reservation amount will be charged.
Guests Under 25 Years Old
If the guests are under 25 years old, they must inform Pohmani.com at the time of booking about the number of people staying in the accommodation and their ages. In such cases, Pohmani.com has the right to require guests to pay an additional damage deposit for protection against damage to the accommodation as a condition for confirming the reservation.
Pohmani.com reserves the right to refuse groups of guests under 25 years old if Pohmani.com has not been informed of their arrival. In such cases, guests will not be entitled to a refund of the accommodation price.
House Rules and Regulations
- To ensure a pleasant and safe stay for all guests at “Villa Pohman” and to avoid any potential misunderstandings, we inform all our guests of the house rules and regulations (house rules and regulations are located in the property). After confirming the accommodation reservation, it is assumed that all guests are familiar with its points and content and will fully adhere to them.
- If a guest notices any faulty inventory, damage, shortage, or technical malfunction, they must immediately report it to the staff of “Villa Pohman” so it can be repaired or rectified as soon as possible, and to avoid being charged for it as their own damage.
- Any damage caused intentionally or unintentionally by the guest to the inventory will be charged to the guest.
- Please use energy rationally and turn off all electrical devices (air conditioner, TV, lights, etc.) when leaving the villa. Otherwise, the staff reserves the right to enter the villa and turn them off.

- Before leaving the villa, guests must leave it tidy and take out the trash to the designated bins in front of the property.
- Violation of the house rules may result in a police report by neighbors or staff and loss of paid rent in case of damage caused.
- We highly appreciate your cooperation on this matter and hope you understand that these rules are mandatory considering other guests and neighbors, and they must be respected.
Complaints
Guests should try to resolve any complaints immediately at the destination. Written complaints must be submitted within 8 days after the end of the trip. According to Article 10, paragraph 3 of the Consumer Protection Act (“Official Gazette”, no. 41/14), we inform consumers that complaints regarding dissatisfaction with the provided service can be submitted in writing at these business premises, and the receipt of such complaints will be confirmed in writing without delay. Complaints can also be submitted by mail to Vila Pohman, Barat 34a, Kanfanar, or by email to vilazivolicistra@yahoo.com. We will respond to a written complaint in writing within 15 days of receipt, so please provide your contact address for response delivery in your complaint.
If a guest submits a written complaint after the stated period, Vila Pohman is not obliged to consider such a complaint, and the guest irrevocably waives the intervention of any other party, arbitration by any other institution, as well as providing information to the media. Furthermore, during this period, the guest waives the right to legal action. The maximum amount of compensation for a complaint may reach the amount of the complained part of the services and cannot include already used services or the total amount of the arrangement. The guest and Vila Pohman will attempt to resolve disputes amicably; otherwise, they agree to the jurisdiction of the Commercial Court in Pula. Croatian law will be applicable.
Obligations of “Villa Pohman”
“Villa Pohman” is obligated to take care of the execution of services and the selection of service providers with the care of a good businessperson and to look after the rights and interests of the guest according to good tourism practices.
“Villa Pohman” is obliged to provide the guest with all contracted services for the specific arrangement and give reasons for any non-performance of services or part of the services. All mentioned obligations from their programs will be performed fully and as described, except in cases of ‘force majeure,’ weather conditions, or changed circumstances. If possible, “Villa Pohman” will offer a substitute solution in such cases. “Villa Pohman” is not obligated to provide services outside these Conditions.
“Villa Pohman” is not responsible for the loss of valuable and personal items of guests, nor for possible theft, burglary, and similar events.
Guest Obligations
The guest is obliged to personally meet the conditions prescribed by the regulations of the Republic of Croatia and to adhere to the house rules of “Villa Pohman.”
The guest is personally responsible for any damage caused. The cost of the damage caused by the guest will be covered immediately. The deposit is 300 euros in cash upon arrival and will be returned upon check-out after inspecting the villa.
A safe for storing valuable items is installed in the property.
